Google Screened ads at the very top of local search, charged per lead instead of per click — plumbing, HVAC, electrical, roofing, appliance repair and related trades.
My team sets up and runs the account: business information, service categories, service areas, license and insurance documents, budget and lead settings. We review call tracking, dispute spam and out-of-area leads, and report weekly so you pay for calls that can turn into booked jobs. I am personally involved in every account.
First month: $800. Then $400 per month. Six-month minimum contract. Your Local Services Ads budget is billed separately and paid directly to Google.
Local Services Ads are not regular search ads. Google screens the business, charges per lead instead of per click, and ranks accounts largely on proximity, responsiveness and reviews. That changes what setup work matters: the right job categories, service areas you will actually drive to, documents that pass moderation, and lead settings that filter out the jobs you do not want.
It also changes what ongoing management looks like. Spam calls, wrong numbers and out-of-area leads are refundable, but only if someone disputes them inside Google’s window. Left alone, an LSA account quietly pays for leads it should never have been charged for.
Why LSA Accounts Underperform
Wrong Job Categories
The account is set to categories that bring calls you do not want or cannot do at a profit, so budget goes to jobs your techs would decline anyway.
Service Areas Set Too Wide
Leads arrive from zip codes nobody will drive to. Each one is charged, and each one has to be disputed later or written off.
Bad Leads Never Disputed
Google refunds spam, wrong-number and out-of-area leads, but only inside a short window. Accounts left unattended pay for all of them.
Slow Response to Calls
LSA ranking rewards businesses that answer. Missed calls push the profile down and waste the leads you have already paid for.
Thin Review Profile
Review count and rating feed straight into where your ad sits. Without new reviews coming in, competitors with more of them stay above you.
Documents and Moderation Left Half-Done
Expired insurance, a missing licence or an unfinished profile quietly limit reach, and nobody notices until lead volume drops.
What’s Included in LSA Management
LSA Account Review
A full pass over the existing account, or a clean setup from scratch: what is live, what is misconfigured, and what is limiting reach.
Business Information Setup
Business name, contact details, hours and profile photos entered the way Google expects for your categories.
Service Categories
Job categories chosen around the work you actually want, not everything Google will let you switch on.
Service Areas
Coverage set to the zip codes and cities you really serve, so you are not paying for drives nobody will make.
Licences, Insurance and Documents
Licence, insurance and business document uploads, plus support through Google’s moderation. Business account verification stays on your side — I guide you through it.
Budget and Lead Settings
Weekly budget, lead types and lead settings configured so the account buys the jobs you want at a volume you can handle.
Call Tracking and Lead Disputes
Call tracking reviewed regularly, and spam, wrong-number and out-of-area leads disputed with Google inside the refund window.
Weekly Reporting and Consultation
Weekly reporting on leads and spend, minor account adjustments as things change, and consultation whenever you need it.
How the LSA Process Works
Account and Eligibility Review
We check licence, insurance and business documents against what Google requires for your categories and state, and go through the existing account if you already have one.
Setup and Screening Support
Business information, categories, service areas, hours, photos and documents go in. I walk you through Google Screened and the moderation process.
Budget and Lead Settings
Weekly budget, lead types and service area tuned to the jobs you want and the volume your team can answer. Then the account goes live.
Weekly Management
Call tracking review, lead disputes for spam, wrong-number and out-of-area calls, and budget or area adjustments as results come in.
Reporting and Review
Weekly reporting on leads, cost per lead and spend, plus consultation on what to change next — including reviews, which drive where your ad ranks.
Google LSA Pricing
Management fee: $800 for the first month, which covers account setup and screening support, then $400 per month from month two. Your Local Services Ads budget is billed separately and paid directly to Google. We agree the weekly budget before launch, based on your service area, the jobs you want to fill and how many calls your team can actually answer. Business account verification is not included in the fee. I prepare and upload everything Google asks for and guide you through the process, but the verification itself has to be completed by you. Minimum contract: six months. LSA accounts need enough lead history — and enough disputed and booked jobs — before cost per booked job is worth judging, and that does not happen in four weeks. I am personally involved in every project and every launch. My team handles day-to-day execution, with my involvement in strategy, priorities and performance reviews.
Search campaigns built around how homeowners actually search, with call tracking and negative keyword control. Runs alongside LSA and covers the searches LSA cannot. $1,500 first month, then $1,000 per month.
Your review count and rating feed straight into where your LSA ad ranks. A steady flow of new five-star reviews keeps you above competitors. From $22 per review.

Frequently Asked Questions

No. You pay Google directly for the leads. The management fee covers setup, optimisation, lead disputes and reporting.
I prepare and upload licences, insurance and business documents and guide you through the process, but the business account verification itself has to be completed by you. It is not included in the fee.
LSA charges per lead, sits above regular search ads and requires screening. Google Ads charges per click and gives far more control over keywords and landing pages. Most home service companies run both.
Yes. Spam, wrong-number and out-of-area leads can be disputed with Google inside a short window. Filing those disputes is part of ongoing management.
Once the account is verified and live, leads usually start within days. Verification is the slow part and depends on Google rather than on us — it can take a few days or a few weeks.
Yes, heavily. Review count, rating and how quickly you respond all feed into where your ad sits. That is why review management is the service I most often pair with LSA.
Six months, the same as Meta Ads and Google Ads. It takes that long to gather enough lead and booked-job data to judge cost per booked job honestly.
